A private intake conversation. We map your timeline, your non-negotiables, your aesthetic, and your financing picture before any home is shown or any listing is photographed.
For buyers, we hand-select properties, including off-market opportunities through the Compass private exclusive network. For sellers, we direct the photography, staging, and pricing strategy as a single creative project.
Every offer, counter, and inspection negotiation is led by James or Kate personally. We do not hand contracts to a transaction coordinator until the terms are protected.
After the keys change hands, you keep our vetted list of vendors, our quarterly market briefings, and our personal cell numbers. Most of our business now comes from past clients.
