San Tan Valley is a 110,000-resident census-designated place in eastern Pinal County, immediately south of Queen Creek and Mesa. The market is defined by master-planned new construction, the most affordable entry to the East Valley luxury tier, and proximity to the San Tan Mountain Regional Park. The 2025 median sale was $475,000.
San Tan Valley is known as the entry-tier master-planned community zone of the East Valley. The area sits in unincorporated Pinal County (despite a 2010 incorporation vote that failed), is governed primarily by HOA covenants and county zoning, and trades at lower prices than the adjacent towns of Queen Creek and Gilbert.
The market is built almost entirely on master-planned new construction, with the largest communities (Johnson Ranch, Circle Cross Ranch, Skyline Ranch, The Vineyards) accounting for the majority of resale inventory. Custom luxury is limited and concentrated in a handful of horse-zoned acreage pockets near the San Tan Mountain Regional Park.
San Tan Mountain Regional Park is the major recreation anchor: 10,000-plus acres of preserved desert mountain land with hiking, mountain biking, and equestrian trails. The park sits directly southwest of the developed San Tan Valley footprint.

New construction accounted for 75 percent of San Tan Valley sales volume in 2025, the highest share of any submarket in the metro. Builders active include Lennar, KB Home, Meritage, D.R. Horton, and Mattamy.
Resale inventory is most active in Johnson Ranch and Circle Cross Ranch, both of which have aged into their 15 to 22 year post-build window where many original-owner sales occur. Days on market averages 48 days.
San Tan Valley living is suburban-residential, with most daily activity occurring in master-planned community amenities (pools, parks, community centers) and at the Queen Creek Marketplace retail district 10 to 15 minutes north. The area's defining recreational asset is the San Tan Mountain Regional Park, with 10,000 acres of preserved desert and 25 miles of marked trails.
Florence Unified School District and Queen Creek Unified School District serve different portions of San Tan Valley. Top-rated public high schools include Combs High School (Florence Unified) and Poston Butte High School (Florence Unified, with a 9 out of 10 rating).
Dining and retail are limited within San Tan Valley itself. Most residents drive 10 to 15 minutes north to the Queen Creek Marketplace (Schnepf's Farm Kitchen, San Tan Brewing, Queen Creek Coffee) or 20 minutes to Mesa for fuller restaurant options.
Commute times: 50 minutes from San Tan Valley to Sky Harbor International Airport, 28 minutes to the Phoenix-Mesa Gateway Airport, 35 minutes to Chandler's Price Corridor, and 55 minutes to downtown Phoenix.
