The town is officially a Town under Arizona statute despite its population, which is the largest of any US Town designation.

Inventory is balanced. Average days on market is 38 days citywide and 52 days in the luxury tier. New construction continues at the southern edge of town in Layton Lakes and Adora Trails, while the most established neighborhoods (Power Ranch, Seville, Trilogy) trade primarily on resale.
The Gilbert luxury market is unusual in that most luxury sales are to owner-occupants rather than investors or seasonal residents. This produces a steadier price floor than the more discretionary Paradise Valley or Old Town Scottsdale markets.
Gilbert is the East Valley's family destination by a wide margin. The town's parks system includes 280 acres at Riparian Preserve at Water Ranch, a working migratory-bird preserve and outdoor classroom that is one of the top-rated public parks in Arizona.
Gilbert Public Schools is the consistently top-rated district in Maricopa County, with Highland High, Mesquite High, and Campo Verde High all scoring 9 or 10 out of 10 on the GreatSchools index. Higley Unified, Chandler Unified, and Queen Creek Unified also serve portions of Gilbert.
The Gilbert Heritage District (Gilbert Road between Elliot and Warner) is the center of dining and culture. Saturday mornings the district hosts the Gilbert Farmers Market. Evening anchors include Postino, Liberty Market, Joyride Taco House, and Joe's Real BBQ. The Hale Centre Theatre is a 600-seat black-box venue with year-round programming.
Commute times: 26 minutes from northern Gilbert to Sky Harbor International Airport, 38 minutes to downtown Phoenix, 18 minutes to Chandler's Price Corridor employment center, and 22 minutes to Mesa's downtown.
