Haus Theory Collective represents buyers and sellers across nine markets in the Greater Phoenix area: Scottsdale, Paradise Valley, Phoenix, Mesa, Gilbert, Tempe, Chandler, Queen Creek, and San Tan Valley. Our deepest concentration of recent sales is in Scottsdale, Paradise Valley, and the East Valley estate markets.
We work with clients from $500,000 to $7 million and above. The majority of our 2024 to 2025 transactions fell between $700,000 and $4.75 million. Our highest closed sale to date is a $6.75 million estate in Paradise Valley.
Yes. Haus Theory Collective operates under Compass, the largest independent residential real estate brokerage in the United States. This affiliation gives our clients access to the Compass private exclusives network, the Compass Concierge program for pre-listing improvements, and a national referral network of over 28,000 agents.
We are a two-principal team by design. Every client works directly with James, Kate, or both, from intake through closing. We cap our active engagements each quarter so that every listing receives custom photography, custom marketing, and personally led negotiation.
Both. Roughly 60 percent of our 2024 to 2025 volume came from listing representation and 40 percent from buyer representation. We are also actively engaged in relocation work for clients moving to Arizona from California, Texas, and the Pacific Northwest.
Yes. Through Compass private exclusives and our personal network of agents across Scottsdale and Paradise Valley, we regularly source off-market homes for qualified buyers and place pre-MLS listings for sellers who value discretion.
We respond to every inquiry within one business day. For most clients we schedule a 30 to 45 minute discovery meeting, in person at our Scottsdale office or via video, within the same week. There is no obligation and no pressure to sign a representation agreement at the first meeting.
Compass Concierge is a pre-listing improvement program that fronts the cost of staging, light renovation, deep cleaning, painting, and landscaping for a Haus Theory seller, with no upfront cost or interest. The cost is repaid at closing out of proceeds. We have used Concierge on roughly 35 percent of our 2024 to 2025 listings to lift list-to-sale ratios.
Yes. Roughly one-fourth of our buyer representation each year is for first-time buyers, often clients in the $400,000 to $700,000 range. Our process is the same regardless of price point: a discovery conversation, a curated shortlist, and personally led negotiation.
Our brand identity, photography style, and listing presentation are all built around a deliberate black-and-white aesthetic that frames each home as an architectural object. Color appears only in the listing detail and the lived experience of the property itself. This approach has measurably improved our listings' click-through rates from Zillow and Realtor.com.
Yes. We have represented several teardowns, fixer-uppers, and underbuilt lots, particularly in Arcadia, Old Town Scottsdale, and Paradise Valley. The pricing strategy for an underbuilt lot is fundamentally different from a finished home and we calibrate accordingly.
Our commission structure follows the Maricopa County market standard, with the listing-side commission negotiated case by case and disclosed in writing at the time of representation agreement. We are happy to discuss specifics during the discovery call.
