Mesa is the third largest city in Arizona with 510,000 residents and offers the broadest price range of any luxury market in the East Valley. The Mesa luxury inventory clusters in Las Sendas, Red Mountain Ranch, Mountain Bridge, and the Eastmark master-planned community, with median luxury sales at $1.05 million in 2025.
Mesa is known for being the third largest city in Arizona, the year-round spring-training home of the Chicago Cubs at Sloan Park, and the gateway to Saguaro Lake, the Salt River, and the Tonto National Forest. The luxury market is concentrated in master-planned communities on the northeast and southeast edges of the city.
The character of Mesa shifts dramatically across the city. Northeast Mesa includes the desert-mountain communities of Las Sendas, Red Mountain Ranch, and Mountain Bridge, with hillside lots and Superstition Mountain views. Southeast Mesa is anchored by Eastmark, one of the largest new master-planned developments in the United States.
Mesa is the most affordable luxury market in the metro. Estate properties on one-acre lots with mountain views regularly trade at $1.5 to $2.5 million, prices that would clear $4 million or more in Scottsdale.

Mesa closed approximately 8,400 residential sales in 2025, the highest volume in the East Valley. The citywide median sale was $475,000. The luxury median (homes over $750,000) was $1.05 million, with the top sale at $4.8 million in Las Sendas.
Inventory levels are healthier in Mesa than in Scottsdale or Paradise Valley, with average days on market of 42 days at the citywide level. The luxury sub-market is tighter, averaging 55 days for homes priced $1 to $2 million.
Eastmark and southeast Mesa accounted for 41 percent of 2025 sales volume, driven by new construction from Mattamy, Taylor Morrison, Camelot Homes, and David Weekley. Northeast Mesa luxury inventory remains constrained.
Life in Mesa is built around outdoor recreation and family-scale homes. The Salt River, Saguaro Lake, and Canyon Lake all sit within 25 minutes of northeast Mesa, making it the primary corridor for Valley residents who own boats, side-by-sides, or who hike the Superstitions.
Mesa Public Schools and Gilbert Public Schools (which extends into southeast Mesa) both serve the area. Top-rated public high schools include Red Mountain, Mountain View, and Skyline. Eastmark has its own STEM-focused district through Queen Creek Unified.
Mesa Arts Center anchors the downtown cultural scene, with the largest performing arts campus in the Southwest. Sloan Park (Cubs spring training) draws 200,000 visitors each February and March. The Mesa Riverview retail district sits on the Loop 202 with major dining and retail.
Commute times: 28 minutes from northeast Mesa to Sky Harbor International Airport, 22 minutes from Eastmark to the Phoenix-Mesa Gateway Airport, and 35 to 45 minutes to downtown Phoenix depending on freeway corridor.
