Relocating to the East Valley in 2026: A Guide to Mesa, Gilbert, Chandler, and Queen Creek

Where 60 percent of our 2025 relocation clients ended up, and why.

The East Valley is where most California, Texas, and Pacific Northwest relocations to Arizona end up. Sixty percent of our 2025 buyer representation came from clients moving from out of state, and the majority of them chose Gilbert, Mesa, Chandler, or Queen Creek over central Phoenix or Scottsdale. Here is how we help our clients pick between the four primary East Valley markets.

Why do most relocations end up in the East Valley?

Three reasons dominate: schools, value, and family-scale homes. Gilbert and Chandler routinely rank in the top ten US municipalities for public schools by Niche and GreatSchools. Mesa offers the best price per acre in the Valley luxury market. Queen Creek is the only Valley submarket where acreage estates and equestrian properties remain attainable within a 45 minute drive of Sky Harbor.

What is the best East Valley city for families with school-age children?

Gilbert is the consistent answer. Gilbert Public Schools is the highest-rated district in Maricopa County, with Highland High, Mesquite High, and Campo Verde High all scoring 9 or 10 on the GreatSchools index. The town is also consistently rated the safest US municipality over 100,000 residents by Niche.

Chandler is a strong second choice, with Hamilton High School and Basha High School both 9 or 10 rated. Chandler also offers BASIS Chandler and Great Hearts Chandler Prep as nationally ranked charter alternatives.

What is the best East Valley city for outdoor recreation?

Mesa wins this on geography. Northeast Mesa, anchored by Las Sendas and Red Mountain Ranch, sits 25 minutes from Saguaro Lake, the Salt River, and the Superstition Mountains. Most residents who own boats, side-by-sides, or who hike serious trails live somewhere on the Mesa side of the East Valley.

Queen Creek comes in second, with direct access to the San Tan Mountain Regional Park (10,000 acres of preserved desert) and the agricultural-character properties at La Jara Farms and Pecan Creek.

What is the best East Valley city for technology professionals?

Chandler. The Intel Ocotillo campus is one of the largest semiconductor manufacturing facilities in the world, and the Price Corridor concentrates more than 12,000 technology jobs. Microchip Technology, Avnet, PayPal, and SRP all have major Chandler operations.

Most Chandler luxury homeowners in Ocotillo and Fulton Ranch work in the immediate Price Corridor employment zone, with a daily commute of under 15 minutes.

What is the best East Valley city for acreage and privacy?

Queen Creek. The original-zone northern Queen Creek submarkets (La Jara Farms, Pecan Creek, Estates at Queen Creek) maintain one-acre minimum lots, equestrian-permitted zoning, and a meaningful share of flood-irrigated lots with mature pecan and citrus groves.

Estate properties in these submarkets currently trade between $1.2 million and $5 million, prices that would clear $7 million to $20 million in Paradise Valley.

What are the trade-offs?

Distance from Sky Harbor International Airport is the consistent trade-off. Gilbert (26 minutes), Chandler (28 minutes), Mesa (28 to 35 minutes), and Queen Creek (42 to 48 minutes) all sit further from Sky Harbor than central Phoenix or Old Town Scottsdale.

For clients who fly frequently for work or who have business interests centered in central Phoenix, the additional drive time is meaningful. For families and remote-work clients, the school quality and home size advantages of the East Valley typically outweigh the commute.

How do we help relocation clients choose?

We schedule a half-day driving tour through all four cities for every serious relocation client. The tour includes the school catchment of each top-rated high school, two or three representative neighborhoods per city, and lunch at the downtown core of either Gilbert or Chandler. By the end of the day, most clients have a clear preference.
